Who we work with
Landlords and property management
Common parts, houses in multiple occupation and commercial lets: the fire and electrical checks that apply, kept on one schedule.
What matters for landlords and property management
Landlords have different duties depending on the property. For the common parts of blocks of flats and houses in multiple occupation, whoever controls those areas is the responsible person under fire safety law. For commercial lets, responsibility depends on the lease, and is often shared with the tenant.
- Fire extinguishers and fire safety signs in common parts, serviced and kept up to date.
- Testing of appliances you supply with a let, which some councils ask for as part of HMO licensing.
- Gaps in fire-resisting walls and floors, often left after building or service work, sealed properly.
- Due dates tracked for every property, with reminders before anything lapses.

Common questions
Do landlords have to PAT test appliances?
Landlords must make sure electrical equipment they supply is safe. Testing isn’t a legal requirement in itself for most private lets, but it’s a common way to show the equipment has been checked, and some councils require it for licensed HMOs.
